I agree with you, you are 100% right, let the professionals get you the highest price!
The price is the price that the market will support. Most agents couldn’t care less what your property sold for as their commissions do not vary in magnitude enough with the selling price to be a deterrant. They want to sell it for what it will sell fastest for and get on to the next listing.
“Professionalism” is not a determinant to selling price. Listing price is the hook to get the listing-once the game starts you will get what it’s worth.
Why get conned into a multiple offer game when it can backfire. Just get comparables and call a lawyer to review the offer.
